Ocean One: A Major New Development Coming to Downtown Boynton Beach

If you’ve driven along Federal Highway near Ocean Avenue lately, you’ve probably noticed that downtown Boynton Beach is beginning to change. Several large projects are in the pipeline, and one of the most significant is Ocean One, a new mixed-use development planned for the east side of Federal Highway just north of Ocean Avenue.

Developed by Hyperion Development Group, Ocean One represents another step in the city’s long-term vision to transform Boynton Beach into a vibrant coastal downtown with more housing, walkable retail, and public gathering spaces.

What Is Ocean One?

Ocean One is planned as an eight-story mixed-use development along North Federal Highway in downtown Boynton Beach. The project is expected to include:

  • Approximately 371 residential rental units

  • Around 25,000 square feet of retail and commercial space

  • A large structured parking garage

  • Resort-style amenities such as a pool, fitness center, and coworking areas

  • Outdoor public spaces designed to improve walkability in the area

The project is being designed by Arquitectonica, the internationally known architecture firm behind many high-profile South Florida buildings.

Once completed, Ocean One will bring a large number of new residents to the downtown area, helping support nearby restaurants, shops, and local businesses.

Ocean One is just one piece of a much bigger redevelopment story unfolding across Boynton Beach.

Over the past several years, the city has been actively encouraging mixed-use development that combines housing, retail, and public space in order to create a more vibrant downtown environment.

Earlier this year, I wrote about another major project nearby, the Villages at East Ocean development being built between Ocean Avenue and Boynton Beach Boulevard. That project will add new housing, retail, and hotel space just west of the Intracoastal Waterway.

Together, projects like Villages at East Ocean and Ocean One show how multiple large developments are beginning to reshape the city’s urban core.

For many years, Boynton Beach’s downtown area had significant underutilized land, particularly along the Federal Highway corridor. Today, the city and its Community Redevelopment Agency are focusing on turning those properties into walkable mixed-use developments.

The goal is to create a downtown that feels more connected — where residents can live near restaurants, shops, and public spaces without needing to drive everywhere.

Similar revitalization efforts in nearby cities like Delray Beach and West Palm Beach have helped turn their downtown areas into major lifestyle destinations, and Boynton Beach is working toward a similar transformation.
