If you have been following this series on downtown Boynton Beach, you already know the story: a city in the middle of a real transformation. The Villages at East Ocean. Ocean One. The Pierce. Each one adds another layer to what Boynton Beach is becoming.
Today, I want to talk about a project that has actually been in the works longer than most people realize: the Broadstone Boynton Beach.
What Is the Broadstone?
The Broadstone Boynton Beach is an eight-story mixed-use development located at the intersection of South Federal Highway and Southeast First Avenue, just south of Ocean Avenue near the Intracoastal Waterway. The project is being developed by Alliance Residential Company, a Scottsdale-based firm and one of the most active multifamily developers in the country. Alliance operates its upscale apartment communities under the Broadstone brand.
The plan calls for 274 multi-family residential units along with ground-floor commercial space. The site covers approximately 2.76 acres and is within walking distance of the waterfront and Ocean Avenue.
A Project with a Long History
One of the things that makes the Broadstone story interesting is how long it has been in the pipeline.
The site was originally proposed for development in 2021 under the name Legacy. It went through a contentious approval process, with nearby residents raising concerns about traffic, density, and the closure of a portion of Southeast First Avenue. Planning and development boards voted against several components of the original plan before the project eventually moved forward.
The original developer sold the site in 2022, and Alliance Residential took over. Demolition work was completed, and by 2023 the site sat cleared and fenced while permits moved through city review. The project also required the relocation of a major storm sewer pipe beneath the property before vertical construction could begin.
For neighbors who have been watching the fenced-off parcel for years, the wait has been a source of frustration. But the permitting process has been moving, and the project remains active with the city.
Who Is Alliance Residential?
Alliance Residential Company is one of the largest private residential real estate developers in the United States, with offices across 16 states. Their Broadstone brand is known for high-end finishes, resort-style amenities, and a strong focus on urban infill locations.
This is not a discount product. Broadstone communities are designed to attract renters looking for a premium apartment experience, with features like upscale kitchens, fitness centers, resort-style pools, and curated common areas. How It Fits Into the Bigger Picture
Situated near Two Georges Waterfront Grille and within a short walk of Ocean Avenue, the Broadstone occupies one of the more desirable positions in the downtown development corridor.
While projects like The Pierce focus heavily on workforce housing and community affordability, the Broadstone represents the market-rate end of the spectrum. That balance matters. A healthy downtown needs both.
Together with The Pierce, Ocean One, and the Villages at East Ocean, the Broadstone helps fill out a more complete picture of what downtown Boynton Beach is becoming: a place where residents at different income levels, with different lifestyle priorities, can all find something that fits.
What to Watch For
The Broadstone has faced more delays than some of the other projects in this series, and a firm construction start date has not yet been publicly confirmed. But the site is cleared, permits are in process, and the developer remains committed.
As each of these downtown projects moves from planning to reality, the momentum in Boynton Beach continues to build. The Broadstone is one more piece of that puzzle.
And if the finished product lives up to what Alliance Residential typically delivers, it should be a welcome addition to a waterfront corridor that is quietly becoming one of the more interesting spots in Palm Beach County.
